Unplanned developments of small size lots have caused considerable social and economic costs/externalities. Among other factors, some physical elements such as height and slope may have critical impacts on accelerating the unplanned land development. The objective of the study is to devise spatial analytic methodologies to simulate the emerging patterns of the unplanned land development responding to the changes in local government ordinance on height and slope. GWR and probabilistic gravity model were combined for the simulation. For the empirical illustration, scenarios of changing height and slope factors were made and applied to the city of Gyeryong. The simulation results show the local variations in the potential of land development responding to the changes in the criteria of height and slope, indicating that different policies of regulation and/or deregulation need to be applied. |
