1980년대 후반부터 민간중심 재개발ㆍ재건축 사업으로 아파트 위주의 대단지 공동주택을 공급하고 있으며 도시맥락과 단절되고 획일적인 디자인으로 도시 경관을 훼손하고 있다.?? 이러한문제를 해결하기 위해 2007년 특별건축구역 제도가 도입되었으나 현재까지 활성화되고 있지 않다.?? 이에 본 연구는 특별건축구역 제도만으로 공공성을 확보한 공동주택 설계가 가능하다는 것을 제안하고자 한다.?? 반포주공 1단지(1,2,4주구)주택 재건축 정비사업은 특별건축구역 제도를권장하는 한강변 관리 기본계획을 반영하고 있으며 서울시에서 수립한 창조적 정비모델의 디자인 가이드라인에 따라 설계방안을 계획하였다.?? 설계방안은 크게 3가지의 방향성을 따른다.?? 첫째,?? 지역경관과 동네풍경에 어울리는 조화로운 디자인을 형성한다.?? 둘째,?? 공공성 증진을 위한 지역에 열린 주거문화를 창출한다.?? 셋째,?? 커뮤니티를 통해 이웃과 교류하는 공동주택으로 조성한다.?? 이러한 설계 방안을 통해 기존의 현행법으로 개발된 공동주택과 달리 공동주택의 공공성을 확보하고 주거성능을 향상시킬 수 있다.?? 향후 본 연구를 통해 특별건축구역으로 지정된 공동주택의 설계전략 수립에 있어 기초자료로 활용할 수 있으며 디자인 가이드라인의 실효성을 파악하고 보완하는 연구가 진행되어야 할 것이다. |

Since the late 1980s, multi-family houses in large-scale apartment complexes have been supplied through private-centered redevelopment and reconstruction projects, which has been cutting off from the urban context and damaging the urban landscape with standardized design. To solve this problem, the Special Architecture District system was introduced in 2007, but it has not been activated so far. Thus, this study aims to suggest that it is possible to design apartment houses that secure publicness through the Special Architecture District system. The Banpo Jugong Complex 1(1,2,4) housing reconstruction project reflected the Han River Management Master Plan, which recommended the Special Architecture District system, and planned a design scheme according to the design guidelines of the creative development model established by Seoul. As a result, the project observed the following three design directions. First, it forms a harmonious design suitable for the local landscape. Second, it creates an open residential culture in the area to promote publicness. Third, it creates apartment houses that interact with neighbors through the community. Through these design directions, unlike apartment houses developed under the existing law, it is possible to secure the publicness of apartment houses and improve residential performance. The study could be used as basic data in establishing a design strategy for apartment houses designated as the Special Architecture District, and further research should be conducted to identify and supplement the effectiveness of design guidelines. |
