본 연구의 목적은 국내 공동주택 필로티의 계획내용을 분석하여 유형화하고 특성을 정리함으로써 향후 계획 및 설계에 도움을 주고자 하는데 있다.
고층고밀화된 공동주택의 외부공간의 활성화를 위해 효과적인 연구가 필요한데, 공동주택의 필로티가 외부공간의 부족과 폐쇄감을 극복할 수 있는 유용한 방법이다. 우리나라 공동주택에 필로티가 도입된 시점은 1970년대후반으로, 외부공간에 대한 질적요구와 법적 인센티브 등으로 최근에는 더욱 그 수가 증가하고 있다.
본 연구에서는 공간적 범위를 서울시로 한정하고 필로티가 나타나는 103개 단지를 현지답사하여 현황을 파악하였다. 공동주택에 관련된 9개의 지표를 선정하고 요인분석을 통해 4개의 주요 요인을 추출하고 신뢰도를 검증하였다(밀도/위치및구조/역할및공간연계/높이). 각각의 요인에 대해 입주시기, 개발주체, 사업방식에 따라 빈도분석과 교차분석을 통해 필로티의 기본특성을 파악하였다.
군집분석을 통해 103개의 단지는 10개 유형으로 나눌 수 있는데, 일반적인 유형은 Type1를 비롯한 6개 유형이며, 사례단지수가 3개 미만인 Type4?Type8?Type9?Type10은 특수한 사례로 분류되었다. |

As an analytic thesis, the purpose of this study is to investigate prototypes and basic features of apartment housing pilotis spaces. There is a need to effective research for an amicable settlement of housing encircle with high-rise and high density. Housing pilotis are effective methods for the enclosure and the deficiency of outdoor space.
In this study, 103 housing estates in Seoul are examined for the basic characteristics of pilotis by a factor analysis, frequency and crosstabs. Housing pilotis were appeared by way of trial in 1970's late, and have increased in number until recently. The major use of pilotis is a walking passage, and linked mainly space through pilotis is parking lots. Structure of pilotis is column and wall style in substantially the same ratio, and average height is 1.46 floor. By the way of classification, 103 housing pilotis are categorized as 10 types. As representative type, The characteristics of Type1(28.2% within total) are mid-density(54.5%) in pilotis block ratio, row density(13.6%) in pilotis unit ratio A, used as walking passage(48%), locate center in block, link parking with parking, structure of wall, 1.21 floor high. |
