The purpose of this study is to analyze the influence of the view of urban landscape resources upon multi-family housing price in Bundang newtown. The hedonic price model is used to estimate the outlook value of urban landscape resources such as mountain, stream river, and parks. The results are as follows. First, it is analyzed that the outlook of urban landscape resources affects the housing price significantly. And it is estimated that the more urban landscape resources is seen, the more housing prices go up. Secondly, it is analyzed that the view price between natural landscape and artificial landscape makes very little difference. Thirdly, it is verified that the difference of the outlook price of urban landscape resources by housing size, outlook height, and the view direction is very distinctive. These results provide designers or planners with basic data for the housing design and the estimate of housing prices. |
