주택부족 해결을 위한 아파트단지의 대량공급은 주거환경의 질을 고려하지 않은 양적인 공급에만 우선시되어 왔고, 도시로의 인구집중을 가속화시키는 간접적인 역할을 하게 되었다. 또한 민간부문이 공동주택단지 개발사업에 참여함에 따라 경제성의 극대화라는 현실 속에서 건설관련법제의 최저기준을 개발에 있어서 주거환경의 적합한 적정수준으로 인식되어 개발이 이루어지고 있는 실정이다. 따라서 본 연구에서 아파트단지별로 나타나는 주거동의 배치형태, 근린생활시설의 배치형태, 도로의 패턴형태별 개발특성을 용적률 규제수준별로 분석한다. 이로 인한 변화특성을 돌출하고, 용적률 규제수준 변화가 어떠한 변화요소로 작용하였는지를 규명하고자 한다. |

This research analyzed the characteristics of apartment site development by distinguishing 235 apartment sites in Seoul that house over 1,000 households based on the permit for construction earned prior to 1998 by setting the time when the legal regulations changed as the standard. Moreover, this research conducted analysis on how regulatory changes react as change elements.
When the level of regulation related to the floor area ratio is at 180%, there is no difference in the development characteristics based on the type of apartment site by allocation type. When at 200%, the size of development, household and the level of high rise high density were affected. When the level of regulation related to the floor area ratio stands at 250%, the study showed that the development size exerted influence on the allocation types of apartment site. The size of household was affected when at 400%. Liberalization of regulations related to floor area ratio induced enlargement of household without increasing the number of household. Excessive regulation or deregulation of floor area ratio aggravated the quality of living environment. |
