본 연구에서는 대형할인점의 입지와 관련하여 수도권 신도시 상업지역의 분석을 크게 두가지 방향으로 접근하고자 하였다. 첫째는 software적인 측면으로서, 구매자 쇼핑행태 분석을 통하여 신도시 상업지역 이용행태의 성격변화를 보고자 하였다. 두 번째는 hardware적인 측면으로서, 도시의 물리적 공간 속에서 대형할인점의 약진이 어떤 영향을 주고 있는가는 분석하고자 하였다. 나아가 두 측면에서의 접근을 통해 신도시 도시성격과 관련지어 어떤 함의를 지닐 수 있는지 논의하고자한다 |

The growth of large-scale discount stores in retail market has changed retail landscape and shopping behavior. This study analyzes the effect of discount store in new towns and describes its implication. Shopping trip analysis showed that discount stores have become mainstreams in the retail market of new towns. Especially in new towns separated from existing town, like Bundang or Ilsan, traditional retail market have been replaced by discount stores. It was found that shopping trip is decided by existence of large-scale stores, not by the scale of downtown. Sensitivity of distance is different from that of traditional gravity model. Shopping trip is separated from leisure trip, so discount stores do not work as downtown in aspect of leisure function. In aspect of urban land use, the high level of sale per area of discount stores makes difference between current commercial land demand and an expected land use plan. The auto-oriented traffic environment is related to this phenomenon. Therefore in case that rapid increase of large scale discount stores is anticipated, it is necessary that method of demand estimation and allocation of commercial land should be changed |
