The purpose of this study is to propose a fair and reasonable way for the standard for determining the scale of installing obligatory public open space. The present standard for installing public open space is being decided by the rate of plottage. Hence, this paper pointed out this standard was wrong, and analyzed the connection between related matters of the building and the rate of public open space of its plottage(or, of its gross floor area), based on the building, presented as a case here, that was the (obligatory) object of installation of public open space in Seongnam city. As a result of the analysis, it was hard to find any common ground between the two cases. In particular, its floor area ratio and building coverage ratio indicated opposite results considerably. Consequently, the current standard to determine the scale of installation with the rate of public open space of plottage is hardly fair, and neither does the standard to determine that scale with the rate of public open space of the gross floor area. Also, it is reasonable to determine the scale of installation with the rate of public open space of the gross floor area. |
