현재 우리나라에서 가장 보편적인 주거양식인 아파트는 단조로운 경관, 시각적 차폐, 일조환경의 악화 등 각종 문제점을 발생시키고 있다. 최근 주거환경의 질이 중시되면서 공동주택단지의 환경수준을 평가할 수 있는 여러 평가지표들이 각 지자체별로 제시되고 있으나 실질적으로 계획단계에서 구체적인 정보를 주지 못하는 한계가 있다. 이를 위해 본 연구는 동일한 밀도수준에서 배치유형 및 주거동 형식을 달리할 때 나타나는 개방적 특성을 분석하여 계획 및 설계계획지침을 도출, 제시 하는 것을 주 목적으로 한다. 일조환경, 동선, 주호 평면계획 등 개방성과 직접적인 관련이 없는 부분은 제외하고 각 유형별로 선정된 사례아파트단지를 대상으로 입면건폐율’ 지표와 컴퓨터시뮬레이션을 활용한 분석결과, 첫째, 중정형 배치형식의 경우 입면건폐율이 평행배치형식보다 낮음에도 불구하고 단지내부에서 시선이 차단되는 부분이 많아 가장 낮은 개방성을 나타내고 있다. 둘째, 일자형 주거동을 사용한 배치형식의 경우 평행, 사행, 교차 배치시 개방감의 차이가 거의 나타나지 않았으며, 셋째, 탑상형 주거동을 점형으로 배치한 유형의 경우 모든 측정지점에서 가장 높은 개방성을 보이고 있으며, 넷째, 평행배치형식을 근간으로 하는 사행, 교차, 혼합, 점형 배치형식의 경우 단순합산 평균치보다 2～4% 가량 개방성이 향상되며, 마지막으로, ‘입면건폐율’ 지표가 특정한 부분의 개방성을 측정하는데 한계가 있으며 탑상형 주거동의 점형 배치유형과 일자형 주거동을 평행 배치한 유형의 중간점이라고 할 수 있는 일자형과, ‘ㄴ’字, ‘ㅁ’字, 절곡형 주거동을 혼합한 평행배치유형이 개방성 측면을 우선적으로 고려했을 때 주거동 계획설계 단계에서 현실적 대안이 될 수 있음을 본 연구는 제시하고 있다. |

High-rise apartment housing type has genetically been conduced to various problems such as excessive high density, closed open view, monotonous building shape, and worse daylighting condition in specific building blocks. Recent public interests in well-being of residential life are now toward open view quality and other environmental housing elements. The aims of this research is intended to analyze the characteristics of open view according to the allocation technique and building block types of apartment buildings which eventually increases the quality of surrounding environments. It extensively examined the openness through computer simulation in order to seek appropriate planning methods for the better openness without dropping the level of density when creating the site plan. The research results found that court type of building blocks indicated low-level openness caused by the blocking of adjacent units, while parallel type showed no differences. Consequently, tower type sited by pointed direction founded to give high-level openness.
