The purpose of the study is to improve the ecological area rate system after detection for the problems. The spatial limits of the research is the administrative district in Seoul because Seoul City is trying to make the regulation for the ecological area rate system alone and, this system was defined in this study through preceding research. The indexes were applied after selection of the target site among business and shopping facilities, single and multiplex houses, apartments, goverments and public offices, and schools so on, then some problems was found by the results. The necessity of the ecological area rate system, also, was searched through comparison with the landscape architecture area rate system from the building law. Lastly, the relation between the building-to-land ratio and afforestation in the natural ground was in inverse proportion and, the possibility of the improvement was discovered through batter paving and afforestation on the wall.
In the end, the study shows the suggestion of six problems such as the weight about front water permeability in the schools, the achivement of idexes in artificial ground, the lack of spatial pattern classification, the concentration of the ecological area, the complement of application standard and, the additional cost as the expectable problem. |
