In an effort to empirically measure the discrete market areas, the study applies the Analog Method among several known techniques. The method is useful to obtain the spatial configuration of a local trade area of the target commercial facility. The study, in particular, takes the discount store as the target facility to be investigated, and also takes the Hap-Jong District as the case area. The area is one of the four districts the Seoul City has chosen in the River-North area in year 2004 to prepare the strategic local development plans to compete with the River-South for a balanced development of the entire city. In order to figure out the estimated market area of the discount store that does not exist in the case area, the study first builds the market areas of the four similar discount stores located in three surrounding sub-centers---i.e., Shinchon, Sangam, and Yongdeungpo---as its 'analogs' using CST (Customer Spotting Technique). Based on nearly 1,000 spotted customer samples in all four analog discount stores, the study successfully builds a spatial trade area map of a discount store to be located in the Hap-Jong District. The radii of the primary and secondary trade areas of the discount store at Hap-Jong are calculated to be of about 2.4km and 4.0km, respectively. As such, the study proves the usefulness of the analog method in predicting the discrete trade areas of the currently non-existing facilities. |
