Foreign funds have become very important investors in Seoul office market since the 1997 currency crisis. Nonetheless, few papers have been made public on their investment. The purpose of this paper is to analyze the investment behavior of foreign funds in Seoul office market. Data was collected and furnished by SAMS which specialized in property management from 2000 to 2004. This study is carried by comparing behavior of foreign funds with local funds and focuses on the following: the characteristics of purchases, holding period and rate of return. The results are as follows; By exploratory data analysis and logistic regression analysis, it is revealed that foreign funds bought office buildings in CBD than in Kangnam and they had preferences for big size buildings and asset backed securities(ABS). By survival analysis, it is examined that the holding period of foreign funds was shorter than local funds. The average capitalization rate of foreign funds was higher than local funds and the same went for the actual rate of return. This paper is useful for fund managers and policymakers. |
