The Block-level Height Control was introduced to complement the limitation of the Diagonal Plane Control by street width, determining the building-height restrained by the physical conditions of land. The existing height regulation in Korea was the height regulation by street width to secure the accessibility of sunlight, ventilation, the visual sense of opening, etc. of streets. At the time of actively studying for the preparation of the Block-level Height Control, metropolitan areas including not only Seoul but Gyeonggi-province, it is necessary to analyze how the Diagonal Plane Control by street width actually affects the volume and shape of Buildings and review the following physical effects. The results of this study are as follows. In case of Buildings with the Block-level Height Control, especially the Rear-side Block, the FAR(Floor Area Ratio), height, and the Sky Blockage Ratio increased as the Building Allowable-Height was alleviated. It was effective to induce the formal buildings, but it makes worse in terms of the infrastructures in cities and the street scenery. Furthermore, the developement type of buildings, such as building shape, volume and layout, depends on the level of either the FAR(Floor Area Ratio) regulation or Height regulation. |
