The architectural comparative study on the standards and the present status of the each policy planned by the Seoul city and the Ministry of Construction and Transportation will clarify the problems and propose some solutions. This paper has a significance as a architectural study for the hope to see the success of public rental multi-family housing policy. As a result, the following problems have been found. Some problems like the ratio of unoccupied units, the shortage of community space, and the difficulty of managing rented units caused by the duplicating and ineffective items of purchasing guideline and remodeling guidelines limited on the interior. The guidelines of each policy passed over the architectural characteristics of multi-family housing and the importance of the common space of multi-family housing. Therefore this paper proposes the amendment of guideline of purchasing and remodeling to overcome these problems.
