본 연구는 택지개발과 도시설계 수립 및 시행 후 일정기간 이상의 시간이 경과된 분당신도시 택지개발지구내 단독주택지 전반에 대해 그간의 여건변화 및 당초 도시설계(현 지구단위계획) 내용의 이행실태를 분석하여 문제점을 총체적으로 파악하고, 이를 통해 앞으로 분당신도시 뿐만 아니라, 새롭게 건설되어지는 신도시의 단독주택지역이 바람직한 방향으로 조성될 수 있도록 개선방향을 제시하는 것을 목적으로 한다. |

The urban design guidelines introduced in detached housing area of Bundang New Town was adopted to control residential environment problems happened in the existing residential areas with effect, improve in urban functions synthetically, enhance the beauty of the city, increase open spaces. But, many problems have been occured overall the New Town with the passing of the years as a result of unfeasible urban design guidelines and easing the regulations brought by a civil appeal. Accordingly, this thesis proposes modification and insertion of several urban design guidelines - assignment of a lot for urban land use(a detached house, a mixed house, a store), strengthen of parking regulation, establishment of a minimum residential standard, prohibition of transformed to minimum size lots by amalgamating two or more into one and proposition of landscape improvement plan in detached housing area.
Therefore, the purpose of this study is to suggest an assignment of urban design guidelines in detached housing area of Bundang New Town as well as other New Towns with the understanding problems of urban design guidelines as a whole and analyzing application of the early urban design guidelines. |
