본 논문은 린 건설의 기본 개념 고찰과 함께 실제 해외 턴키 프로젝트에서 린 건설을 적용한 영국 히드로 공항 제5터미널 프로젝트 사례를 분석하였다. 히드로 공항 프로젝트는 현재 진행 중인 유럽의 대규모 건설 사업 중 가장 큰 사업으로서, 발주 형태 및 현장 여건 등 린 건설 방식의 도입이 필수적이었다. 본 논문에서는 이 프로젝트에 린 건설 방식을 도입하게 된 배경, 적용 및 운영 방식, 그리고 현재까지의 적용 성과를 분석하였다. 해외의 성공적인 린 건설 적용사례를 분석한 본 논문의 결과는 대규모 프로젝트에서 턴키 발주가 늘어나고 있는 국내 발주자 및 설계, 시공업체들에게 사업관리를 통한 경쟁력 제고를 위한 혁신적인 방향을 제시할 수 있을 것으로 사료된다. |

This paper introduces a case study in which Lean Construction concepts were successfully applied to the London Heathrow Airport Terminal 5 ("T5") project in the United Kingdom, currently the largest design build project in Europe. Lean Construction views construction as a production control process and focuses on identifying and removing constraints that create waste (idle time, rework, etc.) in the delivery of projects with the ultimate goal of achieving continuous flow of work for on site project participants. Many companies and researchers worldwide have worked to formalize and implement these concepts in the construction industry. However, not many cases exist in which Lean concepts have been implemented on projects of a massive scale. The T5 project was severely in need of an approach to streamline their material delivery and site coordination processes, as limited material lay down space and sheer number of contractors negatively impacted the project’s productivity. The T5 project used a web-based Lean production control tool to synchronize material delivery and the workflow between its contractors. Results show that existing bottlenecks have declined and the project is delivered on time and under budget. The case study provides critical insight to stakeholders who are in need of improving their project management approaches to reduce risk on large scale design build projects. |
