본 연구는 부산광역시 3개 대생활권의 공동주택단지 주민들을 대상으로 단지설계요소 및 거주자특성과 공동주택단지 내에서의 공동체의식간의 관계를 살펴보았다. 즉, 단지배치, 주출입도로, 내부 도로체계, 조경 및 녹지, 단지내부시설 뿐만 아니라 건폐율, 용적률, 세대수, 층수 등 다양한 단지설계요소를 조사하여 이를 토대로 공동주택을 둘러싼 단지설계요소들이 주민들의 공동체의식 형성에 미치는 영향을 실증적으로 분석하고자 하였다. |

The purpose of this study is to analyze the effects of site planning factors and residential dwellers characteristics on the sense of community against multi-family attached house of 9 districts in Busan. As the main method for this study, we employ ordinary leasts square(OLS). The sense of community for this study is composed of three key elements; Community attachment, community identity, social interaction.The major findings of this analysis are as follows; the sense of community is statistically related with the variables to denote complex arrangements and green area in the site planning. Generally the construction company in the apartment characteristics has shown positive effects but the number of floors and dwelling age revealed negative effects on the sense of community. And the age and neighbor relationships of the residential dwellers characteristics show a significant positive association with the sense of community. Specially the community attachment is more likely to be associated with the variables to denote main entrance and road system. The service facilities and exercise facilities in complex are statistically significant variables on the community identity. It is also found that the security system has considerably influenced the social interaction. |
