The purpose of this study is to analyze relations between Housing Redevelopment Project Process and those factors, which are characteristics of Housing Redevelopment Zone, economic indicators, etc., by assuming that those relations are Logit and VAR(vetor auto-correlation regression) model. The chosen study areas are 183 Housing Redevelopment Zones designated to apply the Housing Joint Redevelopment in Seoul Metropolitan Area. The implementation of this study can be summarized as follows: First, in a microscopic point of view, as a result from assumption to Logit model, Housing Redevelopment Project Process in a zone is promoted by those 5 factors, which are lower building density, higher household density, lower rent ratio of housing stock, lower distance to near subcenter of Seoul and lower distance to near arterial road, in which are. Second, in a macroscopic point of view, as a result from assumption to VAR model, Housing Redevelopment Project Process is sensitively responded against impulses of those 3 factors, which are actual interest, prices of apartment house, and prices of land. The promotion of Housing Redevelopment Project, on the other hand, has influence on increasing in housing stock, decreasing in rent of apartment house, increasing in prices of apartment house, increasing in population, and decreasing in rebuilding each individual house. |
