요약2	The Korea housing market with specific Cheonsei as well as montly rent has been a challenging research target, because most researchers have wanted to know the unique lease contact's rolls and effects in not only the leasing market but also the whole housing market. Up to the present, the model developed by Lee, Chung and Lee(2002) considered the Chonsei and monthly rent deposit as a resource of leverage for landlords, increasing appreciation of the deposits' function and followed by many studies regarding housing lease market in Korea. In spite of the contribution, the model do not regard mortgage lending as another finance resource for landlords and tenant's asset constraint. This study tried to add the two factors in the partial equilibrium model, for understanding Korea housing lease market. With the new model developed, this research would indicate that Chonsei to monthly rent conversion rate can be considered the combination of the interest rate of mortgage lending as well as the required rate of return of equity invested. This theoretical understanding can show the preference for monthly rent of landlord with mortgage lending available and tenant's selection under asset constraint.
