This study attempts to find out preference of urban development methods by analyzing the major influencing factors of diverse landownership characteristics on the selection of development methods. In addition, this study tries to provide political suggestions for the coordination of the conflict of the interest parties including the landowners, project owners, the local government, and the central government to determine which method is appropriate for urban development projects based on the selection preference analysis. For the empirical analysis, the Yeongjong Urban Development Project District in Incheon Metropolitan City is analyzed to find out the inclination of the landowners toward development methods by the eleven categories such as age and residence place of landowners, compensation or relocation plan, classification of land category, official price and area of land, current land use in the land use plan, term of ownership, amount of transfer income tax, estimated prices of the replotted land and the purchased land. In particular, the Replotted Land Preference Index derived from the estimated prices of the replotted and the purchased land is used for the detailed analyses on the preference of the development methods with respect to the economic value. |
