This study intends to analyze and modify the incentive system based on the Report Seoul city (2006). The Estimation method of optimum Incentive Floor Area Ratio induce the Conjoint Renewal System to actualize in current Built Environment Renewal Development Act according to following application scheme: (1) Applying Planned Floor Area Ratio of Built Environment Renewal Development Act (2) Applying District Scale Ratio except Individual Land Price; (3) Appeasing Increment Floor Area Ratio(IFAR) of Deteriorated Residential Area with infrastructure. The analysis results show the way that application of Average Planned Floor Area Ratio added area enhance consistency of law at Conjoint Renewal System.
