The purpose of this study was to review the codes applicable to reconstruction and remodeling and thereupon, analyze the differences of the statutory regulations and thereby, comparatively analyze the effects of the rapidly changing housing policies. As a result of this study, it was found that remodeling would be more favorable than reconstruction in case of small-scale projects allowing for larger floor area ratio, smaller unit-area construction ratio and cost. After all, it was confirmed by this study that reconstruction projects would be greatly discouraged by basic facility cost sharing and extra profit return systems. However, considering the disadvantage that the building age for remodeling is younger than that for reconstruction, it cannot be easily concluded that remodeling is more positive building regeneration model than reconstruction. In such a circumstance, if the government should continue to restrict reconstruction, supplies of and demands for houses would be out of balance |
