The aims of this paper are to search for the legal loophole and to find out the determinants of owner's decision whether they agree or oppose for executing the urban housing renewal project. It analyzes that the three cases of urban housing renewal districts in Eun-Pyeong-Gu, Seoul. As a result of analysis, the existing legal system for executing urban housing renewal project has a problem with the discordance between the land offerer who generally possess the detached housing and the decision-maker who mostly possess the multiplex housing. Also the analysis of the logistic regression model set by the owner's decision shows that the determinants variables are ; possessing in the detached housing, commercial housing, the elapsed time of housing and dwelling in that site. It suggests that criteria for executing the projects be institutionally revised regarding to be united between the land offerer and the decision-maker in order to keep the ownership and the right of decision and promote the urban housing renewal projects. |
