The purpose of this study is to investigate the factors that affect people's choice of house type and to calculate the choice probabilities of each house type. For these, this study conducted questionnaire survey in research area, Jinju City, and multinomial logistic analysis was applied. As results this study could identify age, occupation, number of family members, house size, and house tenure are affecting people's choice of each house type. Next, by applying logit model, this study could estimate the choice probabilities of apartment, single family house and row house as 65.8%, 27.6% and 6.6% respectively. However the average supply amount for the past 6 years in Jinju City, apartment 55%, single family house 34% and row house 11%, was quite different from our results. Thus this study proposed to make housing supply plan which reflects demanders' preference. However it was also suggested strongly that the supply plan should be made carefully considering the city's comprehensive plan and try to convert the abnormal people's preference of apartment, because 60 to 70 percent of apartment would never lead desirable feature of a city especially in local city like Jinju. Finally, these results are anticipated to contribute to find valuable implications to promote housing market and to make housing comprehensive plan. |
