This study empirically analysed the brand effect on the apartment prices with five year time series data of newly built apartment since 2003 on residential site development districts around Seoul metropolitan areas. With the Hedonic price function, the brand factor was estimated by annually and five year fluctuation rate. The research result show that brand factor exercised strong positive influences over the prices during building and early move-in stages, but its impact had decreased or turned into insignificant factor since commencement and settle-down stage.
