This paper explores the existing state and changing characteristics of the commercial districts of urban centers. For the research method, we apply the concepts of 'centrality' and 'complementary region' of the central place theory using available statistical data suitable to the concepts. The key results are as follows. First, the traditional commercial centers would be in a state of decline; whereas, new commercial centers would be appeared due to the growth of large-format retailing. Second, the appearance of new commercial centers would depend upon the population of cities, the competition conditions between retail business types and the level of traffic accessibility. Third, the traditional commercial areas in Suwon City are more shrunk than those in other cities. The reasons are that the number of large-format retail stores in Suwon is more than other cities and the accessibility to railway station is not easier than in other cities. |
