The objective of this study is to analyze the spatial distribution and locational characteristics of tall buildings in order to propose a proper location and to find out legal improvement. To begin with, in theoretical approaches, the definition of tall building. As well as to analyze spatial patterns of tall buildings, the spatial hierarchy of Master Plan of Seoul, main usage of the building, Zoning Area District, size of lot, FAR(Floor, Area Ratio), stories, year of completion, land price, distance from CBD, Accessibility, natural landscape are used as the analytical contents and conditions in this study. Especially, it is important to investigate the consensus the perspectives of tall building, thus citizen, professionalists, public officials are participated in questionnaire. The analytical method of this study is Frequency Analysis, Cross Tabulation Analysis in basis of Descriptive Statistics. Hedonic Price Function Model is used to characterize spatial distribution and locational characteristics of tall buildings. In this analysis, Dependent Variable is 'Tall Building' and Independent variables are composed of 9 characteristic variables. And Multiple Regression Analysis is utilized to categorized the locational characteristics of tall buildings. |
