The most recent social statistics publicly released forecast that the elderly population of ages over 65 would reach nearly 30% of the country's entire population by 2010. The figure, furthermore, was expected to reach even 38% level by 2018. The age group, however, is healthier and more enthusiastic in their lifestyle than ever before despite their early retirement at the age of fifty-five. Other researches have shown that they reside mostly (more than 50%) in single-detached housing, and prefer least to stay in institutional medicare facilities in the future. They are also reported to be very interested in the tailor-customed one-to-one basis medical care systems. They also like to walk than ride, and prefer mass transit to private cars: all shed significant light in preparing the future-oriented residential complex design guidelines exclusively for the silver generation. The study, in this context, tries to derive and suggest implications for the mixed-development (MXD) for the senior's residential complex focused mainly on the vitalization of the small scale communities therein. In an effort to empirically investigate the proposed design guidelines, the study, taking a 110ha real property near the KTX station in Kyongju City, renders a prototypical master plan incorporating such guidelines. The land use plan and other subordinate plans are also included. |
