요약2	In this study The characteristics and prospect of regional housing demand according to population structure in Nation, Seoul and the other places are analyzed based on the method of Mankiew and Weil(1989). By the region division according to the type of the housing possession was divided into possession and lease. The housing demand model comes to a head in more than an age of 50 and an age of 30~70 also shows their influences. From this, low birth rate and the aging society seem to cause a big change in the housing demand. With the result of the forecast of the population and housing demand through future population regional housing demand seems to decrease. However, the decrease differs from the areas and type of the housing possession.. In addition, average housing demand by the area shows different trend from total housing demand. This view should be reflected to the policy and make it possible to forecast the characteristics and change in the housing supply of Seoul city in order to build the housing plan properly.
