To compare influence factors of Gangnam and Gangbuk apartment complexes, the author selected gu, in other words, ward that could represent Gangnam and Gangbuk and did hierarchical clustering analysis by using average variation of monthly sales prices and rent prices of each gu. Existing papers were examined to select not only variables that could represent internal characteristics and external characteristics but also variables that could reflect latest trends. To examine influence of sales prices and rent prices of each variable, Hedonic price model was estimated to investigate influence factor of each model.
