Real estate is economic goods with great heterogeneity, and there are many determinants that affect its rent. This study was conducted to determine whether following three presumable determinants; accessibility to public transportation, ownership condition and terms of contract; could affect rent in Seoul office market. We investigated 331 office buildings in Seoul. The buildings were sorted into three geological districts; CBD, YBD and KBD. Then, thru multiple regression analysis, we measured relativity of rent to those three determinants. Data reveal that there is considerable level of significance with accessibility to public transportation such as subway station. The buildings located within 400m radius which is regarded as eligible to access by foot show higher rent. Especially, KBD has stronger relativity. Accessibility to public transportation appears to increase rent, and its level of significance may different according to location characteristics. |
