The purpose of this study is to identify the impact of the region characteristic factors on housing price change rate in korea. The data were consist of 220 districts in korea and included statistics data in korea geographic information institute and region web site. Data were analyzed with descriptives, bivariate correlaton, cluster, linear regression by SPSS 15.0 for window. The housing sub-market is divided to 3 groups by cluster analysis according to the housing price rate, the transferred population rate and the house number per 1000 person. And each explanatory variable is condensed to 6 factor by factor analysis. The Divided each sub-market linear regression model was employed to the price rising rate in separate sub-market. Following results were obtained. The price rising rate for housing was determinated by the population character, education environment, employ environment, amenity, urban economy, social environment, physical environment in regin. The results is that each sub-market is affected by different factor. Therefore, the policy has to focus to solve the imbalance with a respective way. |
