Especially, public facilities is not deeply researched. So there are many requirements of cost because of deterioration since public facilities were finished. And problems of database and protection rises because maintenance and management of public facilities begin after completion of a construction work. BIM is practically used and maintenance and management method of phases of public facilities to solve these problems. As a result of having referenced idea as describe above, this paper will be studied by this process. First, definition of BIM, maintenance and management system is researched and the present condition of them. Second, problems of maintenance and management system are investigated and checked in public facilities.
