Based on the model developed by Lee, Chung and Lee(2002), Chung and Shim(2005) analysed the reason why monthly rent's contract has rapidly increased after 2000. However, the model does not have the condition of mortgage financing whose private sector has rapidly developed after the late 1990's. This study develops the partial equilibrium model including mortgage lending and Cheonsei as finance resource for landlords, and do empirical analysis with the model. With the revised model, this research shows that the reason for current monthly rent growth has been caused by mortgage financing development. This theoretical and empirical understanding can show not only the preference for monthly rent of landlord with mortgage lending available, but also the priority could be compromised with the demand of housing tenant.
