Since real estate market was opened up in 1999, an inflow of foreign capital has been steadily increased. There is only a few research, even though the necesssity of studies about the office investment of foreign capital has been required. The papers, if any, are little reflected on locational characteristics of Seoul office buildings in the view of investment. The purpose of this study is to identify the foreign investers' preference characteristics for Seoul office building. This paper uses 295 sales data in Seoul office market from 1998 to 2007, which are comprised of structure, location, and investment factors of office building. Two analysis models are built by these data set: one is logistic regression model and the other is decision tree model. The results show that foreign investors have more focused on the locational factors of buildings. |
