We have the evidence of highly heterogeneous hedonic prices in office submarkets, which in turn cause a strong spatial autocorrelation in the OLS residuals. In the presence of spatial autocorrelation, spatial models with spatial lag and/or error term variables are proved to outperform the OLS estimations on the grounds of lower mean sum of squares(MSE) and log-likelihood ratios.
