The SRB plays an important role in transforming individual project-based physical redevelopment into community-based economic, social, and physical regeneration by endowing partnerships with a freedom to choose the regeneration themes and devise the scheme on their own. Bidding system also contributes to enhancing responsibility of the partnerships while increasing efficiency of budget allocation as well as leverage effects to induce private and other financial resources. Empirical evidences on regeneration themes supported by the SRB reveal that economic themes constitute the largest portion whereas physical themes the smallest.
