In the business of mixed-use complex development, the most important part is to select the optimum location considering not only business profitability, but also local residents' convenience and a ripple effect on the local economy. For this, the concept of domestic mixed-use complex is supposed to be established first, and then it is better to approach with suitable cases classified by characteristics of location, function, or scale. In this research, the characteristics of each type were examined by selecting cases of mixed-use complex in the capital city area of Korea. And, the conditions of location and the correlations between each type were analyzed as well. Most of cases were located in the subcenters or the suburbs, not the downtowns. Especially, the conditions of location were concentrated in the suburban area. In case of the downtown area, it was deemed that the high value of land and the difficult compensation of operating profit inactivated the business promotion. Contrastively, in suburban areas, it was much easier to secure the land, and more prominent to drive the development compared with the downtown, but the inefficient management of existing land was also observed. And in case of the centers(including the downtowns and the subcenters), the broad traffic network including the entry/exit of principal roads, stations of the subway and the train were near from the complex, and the land, which formerly used for factories or geriatric facilities, were used. In the suburbs, the complex located in the area where the broad traffic network could be accessed easily and used conveniently with the highway interchanges as the center. And it was pushed to reinforce the self-sufficiency function of the suburbs. |
