Seoul has been the capital city of the Republic of Korea for over 600 years. As a result of advancements in industries, technologies, and telecommunications, the urban landscape of Seoul has transformed accordingly. Due to contant growth of the population, the size and the density of the city have significantly increased. Because of the growth of the number of city workers in Seoul in particular, more commercial and office areas are needed rather than residential areas. As a result, the CBD has been divided into 3 areas: Jongro, the administrative center of the CBD; Yeouido, the financial center of the CBD; and Gangnam, the business center of the CBD. In fact, most of the initial developments in Gangnam started with residential land use. Since the commercial and business areas have expanded, the residential areas have been affected. Consequently, some of the residential areas are being transformed to accommodate more businesses, and the existing business spaces need to change keep pace with current trends. Also, as public transportation develops, the pattern of office building patrons is changing likewise. Since the superblock of the past was designed for vehicles, the concepts of the superblock nowadays should be changed; the concept of the superblock in the past, involves a form that does not fit the function of a walking area. As a result, a new form of the superblock in Gangnam should be designed. |
