To introduce these building maintenance systems, existing maintenance cost history data should be sufficiently obtained. However, the reality is that criteria for maintenance are not satisfactory and thus it is difficult to systematically manage and collect maintenance history data and therefore history data for maintenance costs are not sufficient. Therefore, this study researched on methods to select alternatives when such maintenance cost history data are not sufficient and calculate the area coefficient of the subject building to derive future maintenance costs. Based on the result of this result, we will estimate maintenance costs for buildings in order to analyze LCC(Life Cycle Cost) of the buildings and estimate the maintenance costs thereby efficiently managing the maintenance costs of buildings.
