The purpose of this study is to analyze the effect of the land use distribution ratio on housing price in the residential development district of Seoul metropolitan areas through multiple regression analysis. Though so many residential development districts have been developed for about 30 years, there have been few empirical studies on this matter. The results are summarized as follows; First, among the land use distribution ratio, the ratio of site for a school has the most powerful influence on housing price formation. Second, the distance to Gangnam is the most influencing factor on housing price. The analysis suggests that in order to sustain relatively high quality environment to the residential development district in the future, there must be specific planning criteria to allocate the land use. |
