The study aims to investigate the planning methods for the preservation of the characteristics of Theater District, a representative historic and cultural district in the city of skyscrapers, New York, and draws the suggestions for Korea. It examines the regulations and incentives for a discord between the conservation of historic and cultural characteristic and the increasing development pressure. First, it describes the background, contents, methods of the study, and perceives the current condition of Korea for the conservation of the characteristics of special districts through the survey of the system and methods. Second, it understands the characteristic of the Theater District by investigating the historic changes, the development plans, and the related groups such as Municipal Art Society. Third, it deduced the planning methods for the conservation of special characteristics of Theater District; 1) TDR and incentives for the conservation of 44 listed theaters; 2) special sign regulation; 3) the obligation of entertainment-related uses; 4) street wall height and setback regulation. Finally, it synthesizes the contents and suggests the lessons for Korea. |
