From the 1960s, the Korean government started to supply houses by establishing the 5-year economic development plan. At that time Koreans preferred detached houses more than apartments, but from the 1970s, the preference of apartment became larger and now apartments are the most popular urban housing type in Korea. Nowadays, housing supply ratio has exceeded 100%, meaning that the housing market has changed from a supplier-centered market to a comsumer-centered market. From this point of view, this study is intended to analyze the housing needs according to the middle-aged groups who are expected to be the consumers in a few years. The subject of this study is 30~59 years-aged, married-women who dwell inside the capital area. The major findings are as follows; First, it is necessary to plan a house sized 85~102㎡ based on the housing type with 4 rooms. Second, married couple's bedroom should be independent from other unit spaces, except couples bathroom and the study. Third, leftover space made during unit planning can be used as a alpha-space, which is a space that can be used differently depending on the family lifestyle. By these three components, it is possible to plan various type of units, and apply flexible changes to the divergence of housing needs differentiated by variety of age groups. |
