The purpose of this paper is to examine the residential management of environmentally friendly designs in green housing estates. Using the questionnaire survey that was conducted among residents and management office staff, this research analyzed 200 responses from 6 housing estates in Seoul, and the items in the questionnaire were largely grouped into three categories based on Green Building Certification System - Energy and Resource saving, Outdoor space, Health and Comfort. The analytical methods include frequency, descriptives and t-test. The main results of this research indicate as following: 1) most of the management staff assessed that garbage collection and recycling, and green spaces were well-managed 2) residents participating in the survey mentioned that garbage collection and recycling, and green spaces were properly managed. Also, they didn't perceive such environmentally friendly design features as water-saving device and grey water equipped in their estates, and thus they weren't aware of the management. 3) It was found that residency duration didn't affect the perception of managing environmentally friendly design features in housing estates. Most of the respondents residents who have lived more than 3 years considered the management of environmentally friendly design features in housing estates as better than did those who have lived less than 3 years. 4) Residents in green housing estates managed by professional housing management companies were found to be perceived the management of environmentally friendly design features as better than did those in green housing estates managed by housing developers. In conclusion, the residents and managers didn't know the presence of Green Building Certification System and that their housing estates were built with environmentally friendly design features. So, It is assumed that lack of residents' perception on environmentally friendly design features of green housing estates is resolved by residents' participation in such stages as planning, design and construction of green housing. To achieve the efficient management of green housing estates, residents need to be educated and management staff are professionally trained. |
