This research aimed at large-scale mixed-use facility. It divided the function of the large-scale mixed-use facility into 4 types according to the occupancy and analyzed how 4 types have changed according to an environment. As research method, the cluster analysis was conducted for the classification of types toward the functional mixed-use characteristics of the mixed-use facility. For the analysis, one-way ANOVA were conducted. In addition, in order to analyze the effect on the extent of the mix, Multiple Linear Regression Model was used. In this research, the mixed-use facility was classified into 4 clusters; 'Residence centered cluster-type', 'Transportation centered cluster-type', 'Task centered cluster-type', and 'Marketplace cluster-type' according to the occupancy of function. There are some factors affecting the degree of the mix that demonstrates the various functions of the mixed-use facility. As the total area was large, various functions were mixed. As the commercial population was small, various contents such as culture, leisure, and etc besides the existing residence, a task, and the commercial function were developed in order to allure customers. In addition, in case of being developed by the private sector, it is revealed that specific functions which hold the profitability rather than various functions were mixed and developed. |
