Korea became the most rapidly aging country in 2002, a time at which the baby-boom generation (the people born from 1946 to 1964) retirement has begun to occur and which will bring a host of social changes. Thus we need to facilitate preparedness for this generation’s new life style. Unlike the current elderly bracket, the baby-boom generation has a higher standard of living. Therefore, they will also be the main consumer and drive the housing market demands in the near future, requiring us to face the demand for the new housing plan for baby boomers' requirements and how this demand will be met. With more consideration, we need to find an appropriate approach to their future housing preferences. Therefore this study is aimed to find out the housing preferences of baby boomers, and then focused on extracting preference factors on the basis of findings that could be related to an apartment housing development plan. For this purpose, this study was fulfilled by two-way social survey: an individual paper questionnaire and group interview consecutively in Seoul and its' outskirts area. Inquiries of group interview with 9 female subjects aged in their 50’s included the cause of housing dissatisfaction and housing selection in order to examine the factors affecting their preference of location and housing type after retirement, thus it was executed by consumer-based needs survey. The result indicated as follow: respondents preferred to move to the inner city area or a near city outskirt area, and preferred to live in apartment housing of medium to small size. Findings will be useful for housing providers to make plans and marketing strategies for baby boomers' housing projects according to their housing needs. |
