This research was performed to analyze effects on the consumer's choice probability of shopping place by size of retail area and travel time as their income level. For precise analysis, this study tried to make O-D matrix by using the data of "Household survey on Seoul Metropolitan Area, 2006". Among 1.5 millions samples of raw data, only about 70 thousand of them extracted by filtering. By using the O-D matrix what was maked by those 70 thousand samples , the analysis was progressed based on Binary Logit Model, what is the basic theoretical model about discrete choice. As a result of the study, it can be known that the each income group's effects by the size of retail area and travel time. The effects by size of department store area was largest in high income group, and smallest in low income group. In case of discount store, middle income group had largest, and high income group had smallest and this result was same in travel time. But when travel time is over 40 minutes, the sensitivity is reversed. The results of this research could be used as an objective basis for judging of the transit pattern and expected as a basic index for propriety location and scale about commercial area. |
