Using 2005 Census and other data, this study analyzes the spatial distribution of one person households in Seoul to draw some policy implications for low-cost small housing provision. According to the results, one person households tend to concentrate on downtown, subcenters and university campus along subway transit belts. Yet, younger households and older households have some different locational tendency, though both are the most spatially concentrated group. Cluster analysis identifies three types of distinguished concentrations: downtown firstly, campus neighborhood and "one-room" in multiple occupation housing secondly, and "mini-one-room" in multiple occupation facility("go-si-chon") lastly. Regression analysis shows that, while the residential locations of one person households are strongly related with housing stock by type, non-housing shelter stock, housing prices, commercial concentration, and regional accessibility of each neighborhood, different age groups shows different and in some case opposite relationships. The analysis suggests that policy-makers should be careful in housing and urban policies for one person households because one person households include such heterogeneous segments in residential tendency. |
