One of the most important indicator for the success of the redevelopment project is the resettlement of the original inhabitants. However, the current resettlement rate of the original inhabitants is less than 30%, and the residential stabilization in the redevelopment area is the biggest issue. So the study on the determinant factors of the resettlement decision is very important for the policy for advancing the resettlement. Especially, considering that the residents’composition of the owners and tenants is almost fifty-fifty in the most redevelopment area, the comparative study on the determinant factors of the resettlement decision between owners and tenants is very crucial. This study aims to analyze the determinant factors of owners and tenants deciding their resettlement or moving out. This study executed a survey of 498 owners and 396 tenants where the ‘distirct-G’of Seoul which is in the process of the redevelopment project, and did a logistic regression analysis based on the survey. As results of this analysis, the study shows that the determinant variables of the resettlement of owners are; length of residence and housing size. In case of the tenants, journey-to-work distance, mean income, type of the tenants, and number of rooms are important. These results show that the necessity of financial support, public rental house in the downtown, and extra cost aid system to improve the resettlement of the original inhabitants. |
