This is simulation analysis result about possibility of realization of project by making size of private land in urban park site, possible floor area ratio and parcel price as variables. First, when we consider that most of the market price of apartment in region of our country is under 2,500 thousands won per square meter, it is judged that implement of project in region has difficult when appraised value of land of park site exceed 100 thousands won per square meter. It means that application of exception is easy in capital area, metropolitan and large city in region considering the market price of surrounding area. Second, the floor area ratio of profit facility by special use permit should be under 200 percents, it is advisable to be under 400 percents considering business possibility by high and low of land price of park site. Also, planned development of profit facility is possible regardless of size of urban park when the size becomes over 50,000 square meters, so by deciding the size of targed park for adaption of exception becomes over 50,000 square meters, we suggest improvement of system to follow the prescribed ordinance of local government considering position of park and owned characteristics. |
