As a house is a space for residents' living, houses are to be developed and provided to meet for the various needs of their residents. Particularly, in case of aged people with individual and social needs that are different from common households, suitability of house bears a great influence upon the quality of their life. However, as our society has neglected the aging trend for a long, current housing market does not satisfy these needs. In consideration of this issue, this thesis extracts effectiveness of collective housing as an alternative of housing for the aged and proposes a planning principle for this purpose. This thesis adopted document analysis approach on preliminary studies, academic and scientific documents, statistics, and recent papers and reports presented at recent conferences and seminars. Validity of this research was confirmed on the sectors of saving materials in space and improving their utility, setting up social networks, economic effect, and promoting the independence and health of the aged people. Home-theaters, gymnasiums for health, and gardens that were proposed as common space were proved to have essential value. Theaters, gymnasiums, and gardens which are the most necessary spaces for the aged people among the various common spaces, were proved their utility on the scientific knowledge base.
